Why do I need a property valuation?
If you're thinking of selling or renting your property, conducting a professional property valuation is an essential step in the process: knowing exactly how much your property should be worth will optimize your chances of attracting potential buyers.
An accurate selling price, located in the average, will allow you to accelerate the sale or rental. A property listed at an incorrect price will take months to sell and thus give a bad impression to potential buyers.
In addition, at the end of the online valuation, you will receive a personalized professional report detailing the price of the property. This allows you to easily prove to anyone interested that the asking price is the objective result of a professional real estate valuation and therefore avoid any unnecessary negotiations.
How does your online valuation tool work?
Our valuation tool has been designed to be 100% online and easy to use. All you have to do is complete a few quick questions about the features of the property and in just a few minutes our unique valuation tool will calculate the most accurate and up-to-date price possible!
At the end of the questionnaire, you'll pay the amount corresponding to the type of valuation chosen (Standard or Premium) and you'll receive your personalized valuation report right away.
Please note that if you do not wish to pay online, you can always come to our agency in person to pay for your valuation and receive your valuation report.
How much does a real estate valuation cost?
We offer several options for our real estate valuations.
Our Basic Valuation, based on the average market price per square metre in your commune, is free.
Our Standard Valuation, detailed and personalized, is entirely online, via our dedicated platform, and costs 25€.
A Premium Valuation is carried out in two stages: first you fill out the online questionnaire and then you make an appointment with one of our agents for a personal visit to further refine the valuation. This type of valuation is charged 100€.
Please note that, regardless of the type of valuation chosen, we will fully refund you the amount paid in case you choose to sign a sales mandate for your property with our partner agency.
What criteria are taken into account in the property valuation?
We developed a special questionnaire that allows us to objectively evaluate the qualities and defects of your property in order to determine its value.
With more than ten years' experience in real estate in the Grand Duchy, we have many data and comparative studies of the market in your city or district, such as the latest properties sold or put up for sale recently for example. The proximity of shops, schools, public transport, leisure facilities and parking facilities are all general criteria that will influence property prices in a given region.
In addition to these global data, we consider much more specific criteria: the specific features of your home such as surface area, general condition, equipments and quality, room distribution, floor layout, view... All this information will allow us to adjust the price per square meter of your property more precisely.
How can I pay for my property valuation?
Payments are made by credit card, directly online. They are managed by a secure platform. Please note that at no time during the payment process do we access your banking information and we never store them.
